What is included in the sale?

It is a good idea to clarify what exactly is included, and not included, in the sale of the home. Usually, anything that is attached to the home permanently is included, but you need to make sure. This will prevent any unpleasant surprises.

How long has this home been on the market?

Houses that stay on the market for a long time usually weren’t priced correctly when first listed for sale. Often, those houses were priced too high. The listings will become stale and become a turnoff to some buyers. One good point of this situation is the longer the home is on the market, the more negotiation power the buyer has.

Have there been any major repairs?

Make sure you ask if there have been any major repairs to the home. Most sellers are required to inform buyers of such things, and if there are any current issues. Past issues may not be revealed so this may be a chance to see if the seller will discuss those things. Also, ask about structural changes. Room additions, patios, and any changes to the layout of the home should be revealed as they impact the future of the home and property. You need to know about any structural changes, and if they were approved. Structural changes aren’t usually a problem but you need to be aware.

How old are the roof, water tank, and air conditioning unit?

The roof, air conditioning unit, and water tank are important to the home. If something goes wrong with any of those things, it could mean expensive repairs. By knowing how recently they were fixed or replaced, you will know what to expect when you take over the home.
