GTA Housing Market Shows Signs of Stabilization as Buyer Advantage Continues

The Greater Toronto Area housing market is beginning to show early signs of stabilization in 2026, while still offering favourable conditions for buyers.
Recent market data indicates that the average home price in the GTA stands at approximately $1,008,968, representing a 7 percent decline compared to the same time last year. Benchmark prices are also down nearly 8 percent year over year, highlighting a continued correction across the market.
Despite this annual decline, prices have started to move upward on a monthly basis. The benchmark home price increased slightly month over month, suggesting that the market may be gradually finding stability after a slower start to the year.
Sales activity is also improving. Transactions rose significantly from January levels, with over 3,800 homes sold in February. This increase reflects renewed activity as the spring market begins to build momentum, even though sales remain slightly below last year’s levels.
One of the most defining features of the current market is inventory. With approximately five months of supply, the GTA remains in buyer’s market territory. This gives buyers more options, more time to make decisions, and greater negotiating power compared to previous years.
For buyers, this creates a strategic opportunity. Prices remain below last year’s levels, while competition is more balanced, allowing for better value and flexibility in negotiations.
For sellers, the market demands a more calculated approach. With increased inventory and more informed buyers, pricing correctly and presenting properties effectively are essential to achieving strong results.
