Toronto Condo Market Opens New Opportunities for Buyers While Smart Sellers Stay Competitive

Toronto’s condo market is still moving through a slow recovery phase, and that is creating a very different environment for buyers and sellers across the GTA. A recent report covered by Global News says new condo sales in the Greater Toronto Hamilton Area fell to just 246 units in the first quarter of 2026, down 52 per cent from a year earlier. It also noted that there were no new condo project launches during the quarter, which is highly unusual for this market.
For buyers, this shift is opening the door to more choice and less pressure. The same report says approximately 4,295 new condos had been completed and remained unsold by the end of the first quarter, which is double the level seen a year ago. In addition, thousands more unsold units are still under construction and expected to complete over the next few years. That means buyers currently have more inventory to review, more time to compare options, and potentially more room to negotiate than they would in a tighter market.
Toronto Regional Real Estate Board Chief Information Officer Jason Mercer said the current amount of available inventory gives condo buyers a substantial amount of choice. He also suggested that if sales begin to improve, this standing inventory could gradually be absorbed, with tighter market conditions potentially emerging by 2027 and eventually offering support to prices.
For sellers, the picture is more mixed. This is not yet a market where urgency is working in your favour. Buyers remain cautious, and affordability continues to be a major factor. The report also points out that recovery is expected to happen slowly, with some experts saying a full rebound could still take a couple of years.
There is another important angle here. While current supply is high, future supply may tighten. The article notes that total condo completions are expected to decline from about 29,600 last year to 21,850 in 2026, then fall further in 2027 and 2028. That could matter in a big way for today’s buyers. Purchasing during a softer market may position them ahead of a future period with fewer new units coming online.
Our view at the brokerage level is simple: this is a strategic market, not a fast one. Buyers have a window of leverage right now. Sellers need sharper pricing, better presentation, and realistic expectations. In a market like this, success comes from reading the timing properly and making informed moves, not emotional ones.
